FROM: HISTORIC AREAS BOARD OF REVIEW, TOWN OF ORANGETOWN

 

HABR# 08-09: Application of Jonathan and Dana Plowe  for review of a change to the previously approved roof shingles for a single-family residence located at  49 Woods Road, in the Town of Orangetown, Hamlet of Palisades, New York. Chapter 12, Section 12-4(A), Historic Areas Board of Review.

Tax Numbers: 78.18 / 1 / 10; R-80 zoning district.

 

 

Heard by the HISTORIC AREAS BOARD OF REVIEW at a meeting held on Tuesday, November 18, 2008  at which time the Board made the following determination:

 

Jonathan and Dana Plowe appeared and testified.

 

The applicant presented the following:

 

1. A letter of explanation dated October 21, 2008.

 

 

Dana Plowe stated that the Board granted approval for a standing seam copper roof but the former contractor installed the copper in a seriously defective manner; that a roofing expert told them that there were many problems with the roof; that the construction was substandard cleat construction and that the roof had to be  re-done to remove the hazardous condition; that they cannot afford to replace the roof with another copper roof; that they are going to replace the roof with GAF Architectural Grand Sequoia asphalt shingles in weathered wood color with copper trim at the roof edges and the window wells; and that they appreciate the Board’s understanding of their circumstances.

 

 

PUBLIC COMMENT:

No public comment.

 

FINDINGS OF FACT:

 

The Board, after personal observation of the property, hearing all the testimony and reviewing same, found as fact, that:

 

1. The application as presented would not adversely affect the Historic District and the surrounding area. The design and materials for the proposed sign are complimentary to the District.

 

 

 

DECISION: In view of the foregoing and the testimony before the Board, the application (GAF Architectural Grand Sequoia shingles in weathered wood) is APPROVED as submitted and presented  with the following conditions:

 

 

1. The roof shall be GAF Architectural Grand Sequoia shingles in the color weathered wood.

 

 

The foregoing resolution  was presented and moved by Thano Schoppel, seconded by Margaret Raso;  and carried as follows: Thano Schoppel, aye; Margaret Raso, aye; William Walther, aye; Larry Bucciarelli, aye;, and Scott Wheatley, aye. Henry Shrady and  Ralph DeLorenzo were absent.

 

The Administrative Aid to the Board is hear by authorized, directed and empowered to sign this decision and file a certified copy thereof in the office of the Town Clerk.
