NOTICE OF PUBLIC HEARING OF

THE ORANGETOWN ZONING BOARD OF APPEALS

Please take notice that a Public Hearing will be held by the

Zoning Board of Appeals

Of the Town of Orangetown, Rockland County, New York in the Greenbush Auditorium

20 Greenbush Road, Orangeburg, New York at 7:00 P.M. on

Wednesday, January 16, 2008

At the public hearing, the Board shall consider the following items:

CONTINUED ITEM:

ZBA#07-106: Application of Blauvelt Car Wash Inc. for an interpretation/appeal of the administrative determination and /or continued usage on premises of the existing hand carwash and auto detailing center and/or in the alternative, a request for variance for the continued usage of same. Premises are located at 585 Route 303. Blauvelt, New York and are identified on the Orangetown Tax Map as Section 70.10, Block 3, Lot 16; CC zone.

NEW ITEMS:

ZBA#08-05: Application of Center Street Subdivision for variances from Chapter 43, Section 3.12, R-22 District, Group I, Columns 8 (Front Yard for lot #1 and #2) and 12

( Building Height for lot #;1 and #2) for a proposed two-lot subdivision. The site is located on the east side of Tweed Boulevard, 20 feet south of the intersection of Town Park Road, Upper Grandview, New York, and are identified on the Orangetown Tax Map as Section 75.05, Block 1, Lot 10; R-22 zone.

ZBA#08-06: Application of Hillside Commercial Park for an exception pursuant to New York Town Law, Section 280-a (Relation of structure to streets or highways) 280a for proposed lot #2 and the LI District allows "Wholesale sales or storage and warehouses” by Right, however “self-storage” is not specifically addressed in the Zoning Code; therefore the Director recommends that the applicant obtain an interpretation from Zoning Board of Appeals for the proposed self storage use. An interpretation for use of the existing building as an office for the storage unit business and a residence for the security guard for the business. The site is located on the east side of Route 304 at the intersection of Hillside Avenue, Pearl River, New York, and are identified on the Orangetown Tax Map as Section 68.16, Block 1, Lot 1; and Section 68.11, Block 3, Lots 39 & 40; LI zone.

ZBA#08-07: Application of Henry Hovorka for a variance from Chapter 43, Section 5.227, R-40 District, Group E, Column 9 (Side Yard) for an existing shed at a single-family residence. The premises are located at 75 Burrows Lane, Blauvelt, New York, and are identified on the Orangetown Tax Map as Section 70.09, Block 2, Lot 37; R-40 zone.

ZBA#08-08: Application of 21 East Central Avenue for variances from Chapter 43, Section 3.12, CS District, Group FF, Column 4 (Floor Area Ratio), and from Section 3.11, CS District,, Column 6 # 4 ( One parking space per 200 sq. ft. retail/office use required) for retail stores and offices in an existing building. The premises are located at 21 East Central Avenue, Pearl River, New York, and are identified on the Orangetown Tax Map as Section 68.16, Block 6, Lot 62; CS zone.

ZBA#08-09: Application of Anthony Di Giovanni for a variance from Chapter 43, Section 3.12, RG District, Group Q, Column 10 (Total Side Yard) for an addition to an existing single-family residence. The premises are located at 156 Braunsdorf Road, Pearl River, New York, and are identified on the Orangetown Tax Map as Section 68.16, Block 5, Lot 54; RG zone.
